The East Baton Rouge Redevelopment Authority (EBRRA) wanted to jumpstart redevelopment and investment on Government Street, the center of an historically African American neighborhood that had experienced decades of underinvestment.
Cascadia Partners led a public-private partnership development offering process on a 6.1-acre site owned by the EBRRA to select a visionary development team. The site is located at a future transit station for a major regional transit rail stop connecting Baton Rouge to New Orleans. Our team led the rezoning of the site, designed a conceptual site plan, tested several programs using pro forma models to explore deal structure and site value. In addition to the analysis, the team managed a development offering process to select a development team, including marketing, reviewing submittals, and negotiating terms. The catalytic $30+ million-dollar mixed-use project is now built and includes a signature jazz club, micro-grocer, mixed-income housing, creative office, bowling alley, and micro-brewery.
