Reach CDC Scattered Site Portfolio Strategy

Reach CDC owns a portfolio of 50 small properties that include 114 units in inner east Portland. This segment of their portfolio presents unique management challenges and future development opportunities. In particular, the smaller lot sizes lend themselves to building types that are more suitable for affordable homeownership. In addition, the City recently adopted widespread upzoning of all neighborhoods in the city - with special additional density bonuses for affordable housing.
Cascadia Partners performed an evaluation of Reach’s Scattered Site Portfolio to understand the condition and size of the current units and the redevelopment potential of different types of lots in the portfolio. In addition, Cascadia conducted interviews with current residents to understand their housing preferences and evaluate the feasibility and desirability of affordable home-ownership models and funding sources. The Scattered Site Portfolio Strategy will enable Reach to make more strategic real estate decisions with different “typologies” of properties in their portfolio over time.
