Eugene Riverfront District Redevelopment Plan

The redevelopment of an industrial riverfront property reunites downtown Eugene with the scenic Willamette River, and delivers on a long-held community vision.

The Masterplan design created a dynamic framework of urban spaces that prioritizes people over cars, fostering a vibrant, pedestrian-friendly environment. A key feature of the Masterplan was the extension of 5th Avenue, leading to a new vibrant public riverfront plaza. This community plaza is designed to be surrounded by a diverse mix of uses, including a cafe/restaurant, for-rent apartments with ground-floor retail, and for-sale townhomes.

The project's first phase, encompassing about two-thirds of the area, has seen the completion of essential horizontal infrastructure, including the extension of 5th Avenue. Vertical construction is underway with the opening of the Heartwood in 2024, and the anticipated Portal (2025), Landing (2027), and Parker (2028) residential buildings.

The new District seamlessly integrates with the river via a new park, crafting a cultural landscape that celebrates the renewed connection between Downtown Eugene and the Willamette River.
